Putting money aside for a down payment and reviewing your financials to establish your monthly budget are important places to start. Once you have calculated this it is time to speak with a mortgage broker.
If you have plans for getting a mortgage, connecting with a mortgage lender can help you determine how much you will qualify for. Depending on your financials and credit history, a mortgage lender will give you a letter stating your qualifying amount. This is an important part of an offer you make as including a copy of it proves your financial credibility.
Choose an Attorney:
If you do not have an attorney, now is a good time to research a few. Let them know you are purchasing a home and decide who you will feel comfortable working with so you will be ready to go once your offer is accepted.

Offer, Purchase & Sales Agreement, Closing:
Once you have the above mentioned items settled, when you find your home we will be ready to put in an offer. It is important to be as prepared as possible in order to present a strong and appealing offer. Depending on the terms you agreed upon, the coming weeks will involve a home inspection, review of condo documents, signing the P&S, submitting your down payment, securing a mortgage – and finally the closing where the home becomes yours!
